Property Management

Thank you for your interest in my Property Management Services!

For most of my real estate career I've managed residential and commercial properties for Property Owners locally and long distance as well as my own investment properties.

I currently manage forty-two residential houses and duplexes in the Moore, Norman, and South OKC area for property owners in Oklahoma, Texas, California, New York, Georgia, Iraq, Japan, and elsewhere. Overall, our office manages over 60 properties.

There are two basic Property Management services offered, together or separately; One-Time Property Leasing and Long-Term Property Management.

With Property Leasing, I work with you to determine the rental market value of your home by comparing it with other leased properties similar in size, condition, and location and adjusting for any differences to estimate the highest potential monthly rental amount that we can expect in 30 days of marketing.

Once any needed repairs and cleaning are completed, I begin marketing the home until leased. This includes internet advertising with numerous photos and a flattering description along with a property sign. Internet advertising includes a presence on AHRN, the online Housing Office for U.S. military personnel relocating to this area or just looking for a better home. This also includes my personal website, www.renthouseok.com and an ad on Craigslist.com. Leasing services also include processing and qualifying applicants (most are rejected), executing a 1-Year Lease and coordinating the switching over of utilities.

Prior to giving the new tenant possession of the property, I will collect one full month's rent and the full Security/Damage/Cleaning Deposit (and Pet Deposit when applicable). If I continue to manage the property on a long-term basis, we can hold their Deposit in a non-interest-bearing Oklahoma state-approved Trust Account.

At this time, you may choose to manage the property yourself or continue to employ our Property Management services…

With Property Management, I manage the homes by providing a number our tenants can contact me at 24/7/365. (They're encouraged to call during normal business hours for non-emergency needs). The tenants pay their monthly rent in person or by mail to our office in Moore where it is processed and recorded. Your net proceeds are then mailed to either you or your bank (your preference), normally by the tenth day of the month.

The tenants are given instructions when they move in regarding proper disposal of items sometimes found in plumbing stoppages with the understanding that they are responsible for costs related to tenant-caused damages. We will also agree on a maximum amount that can be spent on repairs before your direct approval is needed in case of emergency.  A copy of the paid invoice is then emailed to you for your records.

Most of the vendors that I use are willing to wait for payment until rent is collected.

If collection efforts aren't successful and other arrangements haven't been made, I file for eviction and possession of the property at the county for the tenants removal and for unpaid rent/damages, and filing fees.

Up to this point the only charges to you the Property Owner, are the filing fees at the courthouse which we charge to the tenant.

I've been successful in my property management efforts and rarely have had to evict a tenant. Most problems can be avoided with proper tenant screening.
